Luxury Remodels in Central Washington.

A Benchmark remodel is the right call when the bones of the home are sound — foundation, structural framing, and core mechanical systems — but the layout, finishes, or square footage no longer match how you live. We deliver the same construction standard as our ground-up custom homes, applied selectively to the parts of the home you're investing in. That can mean a whole-home transformation with structural reframing and additions, or a focused primary-suite or kitchen project executed at custom-build quality.

Where remodels differ from new construction is the unpredictability of opening walls — we plan for it. Pre-construction includes targeted exploratory openings, mechanical-system assessment, and a contingency budget tied to specific risk areas. Most of our remodel projects run 8 to 16 months and are scheduled around your ability (or inability) to live in the home during the work.

When the cost to fix structural, foundation, and mechanical issues approaches the cost of starting over with a teardown and rebuild — and the existing layout still doesn't deliver what you want. We won't take a remodel project we believe should be a rebuild; the result is rarely satisfying, and the budget is rarely happy. Discovery includes a candid conversation about which path serves you better.

Sometimes — it depends on the scope, your tolerance for dust and noise, and which spaces are being worked on. We can phase a primary-suite or kitchen project to keep the rest of the home livable. For whole-home remodels involving structural work or floor reconfiguration, we usually recommend relocating and help plan that window.

Pre-construction includes targeted exploratory openings before the contract is finalized, which surfaces the most common surprises — undersized electrical, abandoned plumbing, structural compromises, hidden moisture. Surprises that remain get tracked in a defined contingency budget rather than hitting you as change orders mid-project. You see the contingency, you see what it's allocated for, and you know what triggers a draw against it.

We coordinate either path. Many remodel clients have a clear design direction or want to bring their own interior designer; we integrate them and run constructibility reviews on every selection. For clients who'd rather hand it off, we'll bring in trusted Central Washington designers whose work we've executed successfully.
