Roughly 14 to 22 months of construction from breaking ground to final walk-through, plus 6 to 9 months of discovery, architectural design, and permitting on the front end. The Central Washington climate constrains foundation pours and exterior weatherization windows, so we schedule around freeze-thaw and snow-load realities rather than promising aggressive timelines that don't survive January.

If you've already engaged an architect, we integrate from contract through delivery and run constructibility reviews so the documents that get permitted match what we can actually build to budget. If you don't have a designer yet, we bring in trusted Central Washington architects and interior designers whose work we know holds up in the field.

Most of our custom homes are on rural or semi-rural parcels — Suncadia, Tumble Creek, agricultural-zone lots in the Kittitas Valley, and forested lots near Cle Elum. We coordinate well drilling, septic engineering, road grading, and utility extensions as part of the engagement so you're working with one team instead of stitching subcontractors together.

Six years of structural warranty on framing, foundation, and load-bearing elements, plus one year of full-coverage craftsmanship on workmanship and materials we installed. The terms are written into the contract before construction starts, not pinned on at handover. Warren personally owns post-completion follow-up — you don't get bounced to a warranty department.
